Eddisons sale exceeds expectations

A VACANT detached property in Dewsbury sold for nearly three times its guide price at a recent property auction.

The three-storey building on High Road, which has planning consent for conversion to six apartments, sold for £103,000 off a guide price of just £35,000-plus at the latest Eddisons property auction.

Tony Webber, of Eddisons, said: “There was huge interest in this property which helped drive the price well beyond the original guide.

“The fact that planning permission is already in place for residential conversion added to its attraction.”

Meanwhile, a vacant parcel of land in Mirfield extending to more than an acre sold for £11,000.

The land adjacent to Huddersfield Road, Battyeford, had been offered on the instructions of British Waterways.

Residential stock finding favour with buyers included a large vacant property on Bankfield Road, close to Huddersfield town centre. The part fire-damaged inner terrace property is arranged as six bedsits and sold for £65,000, despite being in need of complete repair and refurbishment.

Eddisons reported that 130 of the 192 lots – 67.7% – which came under the hammer at the sale in Leeds and Manchester were sold, generating proceeds of more than £9m.

Mr Webber said: “The market remains extremely price sensitive, with buyers cautious when deciding what to bid for.

“However, the proceeds generated prove that there is still a willingness to purchase, providing stock is sensibly priced and seen to offer good value for money.”

The next auction takes place at 12.30pm on October 27 at Leeds United Football Club, Elland Road, Leeds.
