When looking for the ideal home in which to bring up a family, there are a wide range of things to consider and it is rare to find a property that ticks every single box.

However, on relocating to Huddersfield after several years down South, Rob and Caroline Edwards discovered one such property, at Park Hill, Bradley.

Now, 12 years later, they’re moving on again, and are giving another family the opportunity to make the most of their four-bedroomed detached property.

Set in a much larger than average plot, the residence is extremely well presented and will appeal to those looking for spacious family accommodation in a fantastic area.

In addition to the property’s four bedrooms, two bathrooms, generously sized lounge and open-plan kitchen and dining area, it also benefits from a significant conservatory at the rear.

“We bought the property from new and in that time, we added the conservatory to make best use of the space at the back of the house and the garden,” Rob explained.

“Then from the conservatory through to the kitchen and dining area, we’ve had underfloor heating fitted, which is wonderful. It’s all independently controlled and means you never wake up in the morning and come down to a cold floor.

“We fitted a brand new kitchen not so long ago and did a little bit of work to create a bit more storage and made ourselves a pantry area.

“It’s great from an open-plan living aspect, especially with having the conservatory at the back, because you cook and entertain and have family or friends sat around in comfortable surroundings, rather than crowded in the kitchen as normally happens.

“Where you cook, you can still have people in the conservatory in comfort.”

The property backs onto the golf course and there are plenty of trees for protection from any stray shots. Indeed, rather than dealing with any noise from traffic or other disturbances, the only noise Rob picks up if relaxing in the garden are the well hit shots from the golf course on a weekend.

“Even with the conservatory, there’s still a great chunk of space in the garden for kids to run around and play,” Rob added.

“We’ve got a couple of decked areas to make best use of the sun during the day and the evening, which are perfect for barbecues and entertaining.

“And it’s not just at the back. There’s plenty of garden at the front as well, and it’s all grassed, but the hedges at the end provide more than enough privacy so it’s perfect for children.

“One of the biggest benefits of the property for myself is its location. I work in Liverpool at the moment and you’re never more than seven minutes away from two motorway junctions, so it’s great for commuter access to Manchester, Leeds, or all over the north.

“Prior to where I work now, I was based in Sheffield, and you’re always only half an hour from there, half an hour from Manchester and currently an hour from Liverpool – and that’s with the roadworks on the M60.

“From a schools point of view, it’s also in a great area. My daughters are in an excellent primary school that we’re in the catchment for here, but there’s access to a whole range of schools for all ages.”

Rob, Caroline and family are remaining within the area, but feel that a “change is as good as a rest” and are keen to explore the opportunity to provide their children with slightly larger bedrooms.

The property is being marketed by Boultons estate agents,
