A survey has revealed the most expensive and the cheapest places to buy properties last year in the Huddersfield area – and they were just six minutes drive from each other.
Four Kirklees homes sold for more than £1m since last July, Land Registry details show.
The most expensive street last year was the newly-built Delamere Gardens in Fixby, with one home selling for £1.1m.
Ironically, the lowest-priced selling property is just 2.5 miles away on Catherine Street in Elland, with one terrace house selling for £10,000 in April this year.
The street had the joint lowest average property price in England and Wales last year.
The cheapest Huddersfield property was Holly Terrace in Fartown, which was sold for £25,000 in February.
The prices reflect sales registered with the Land Registry between July last year and June this year.
Raymond Butterworth, proprietor of Boultons estate agents in Huddersfield, urges caution.
He said: “The best example I can give about house prices not fully representing a road is Daisy Lea Lane in Lindley.
“At one end you have houses worth half a million and upwards, at the other end you have more affordable houses.
“You only need three or four to sell at one end and that changes the average for the street, but it does not represent the whole street.
“It’s like having your head in the freezer and feet in the oven, somewhere in the middle is about right.
“Average prices are useful as a guide but they can be quite misleading.”
Mr Butterworth said Boultons had seen an increase of just over 30% in sales January to date compared to January to August last year.
“It’s improved already and it’s month on month, not just a seasonal increase.
“That’s not the same as saying prices are rising; we don’t think they have risen, but that’s around the corner.
“We tend to see a lull during the holiday season of August, but the market picks up in September and October.
“And I think next year has a lot to offer too with the government’s lending scheme for first time buyers.
“We manage rentals and we’ve seen tenancies start short term at six months but they’ve stayed longer, some substantially longer at around two years.
“I think we’ll see some of those rentals realise that from January that they don’t need as large deposits with the government’s lending scheme and they’ll look to enter the buying market.
“At the same time landlords will see the market stirring up a bit and they’ll bring their properties to the market to sell.
“It’ll certainly liven the market up”.
