A developer has arranged for a home to be flattened in a bid to get his project approved.

A proposal to build 18 homes in a Golcar field that was refused in 2015 has been allowed at the second attempt.

The plan to create housing on “marshland” off Ashford Park created uproar after it emerged the firm wanted to create access through one resident’s driveway.

Bizarrely, it meant the attached garage of the home would have had to be knocked down.

Councillors on Huddersfield’s Planning Committee threw out the plan and an appeal with the Planning Inspectorate also failed.

Both cited the unusual and narrow access road as the issue for refusal.

Undeterred the applicant went back to the drawing board and has taken things a step further.

The total demolition of 23 Ashford Park, itself a relatively modern detached home, has been arranged in a bid to make a wider route into the site.

Councillors agreed the re-design made the homes plan feasible.

In a written submission, Clr Hilary Richards, who last year backed residents fighting the plan, said it was with a “heavy heart” that she had to support the new scheme.

She said: “It solves the problem of admission to the site by knocking down a perfectly good home.

“That said, I recognise the only reason the planning inspector had for rejecting the previous application was the proposed access to the site.

“I have to accept the developer is now providing a solution to this issue.”

Clr Richards said she hoped “stringent drainage” conditions were set to make Yorkshire Water responsible for adopting the drains on the site.

Golcar Lib Dem, Clr Andrew Marchington, said the new layout was much better but said he still had concerns about traffic and drainage issues.

“I’m still not happy with this particular piece of land being built on,” he said.

But in a vote, the plan was passed by seven votes to four.

The cul-de-sac development will feature 14 detached and four semi-detached houses.
