Kirklees Council could be in line for a windfall of almost £1m.

Council chiefs are auctioning off seven land and property lots – and the combined price tag is in excess of £965,000.

The most unusual property to go under the hammer is the lodge at Batley Cemetery – which could make a house in a spooky location.

The lot with the highest price tag is the former Skelmanthorpe Depot on Station Road, which has a guide of £295,000-plus.

The 3033sqm site has potential for residential, subject to planning permission.

Kirklees has already applied for consent for six three-to-four bed houses, however the application remains undecided.

A council spokesman said: “Surplus premises are marketed by a variety of means and not always at auction.

“Putting properties on the general market can result in a lengthy contract and negotiation process.

“Auctions are a professional selling process which are transparent, efficient and often get good results quickly. All the legal preparation and contracts are done in advance and, after a process of marketing and viewings, people are encouraged to bid for the lots based on their opinion of value.

“The benefit to the council is that an auction can result in a bid above the agreed reserve and a contract is entered into on the day.”

Among the other lots for sale is a plot of land at the rear of Town End, Almondbury.

The 1799sqm site already has planning consent for six houses and it comes with a guide price of £175,000.

A plot of land in Edgerton, with planning consent for a single property, has a guide of £125,00-150,000.

Two depots will also be sold off - the Overthorpe Park depot at Edge Top Road, Thornhill, is up for auction at a guide price of £95,000 and three garages and workshops on Ash Street in Birkby are for sale with a guide price of £25,000.

A further 14 acres of Green Belt grazing land at Emley has a guide price of £125,000-plus.

And the final lot, as the Examiner revealed on Tuesday, is Batley Cemetery Lodge, a Grade II listed property formerly used as offices. Kirklees says it has potential for residential conversion, subject to planning permission. The guide price is £75,000 to £100,000.

The lots are up for auction on Thursday, May 15, at 7pm at Cedar Court Hotel at Ainley Top.
