Small plots of Kirklees Council owned land looks set to be sold off.

Kirklees Cabinet members will consider giving the go-ahead for 21 sites to be sold in a bid to boost the amount of land available for housing.

Total land sales could net the authority up to £735,000.

The sites, each suitable for no more than 10 houses, are not being considered as part of the Local Plan – which will allocate sites suitable for major development including housing.

Kirklees says many of the sites are former garages, clearance or unused open space in existing residential areas, adding: “These sites are seen as key to supporting the economic resilience of the district through the delivery of new additional housing stock.

“It is also the intent to use this project to stimulate and grow the local house building industry to further support the growth of the local economy.”

There could be up to 250 houses built on all of the sites and officers want Cabinet members to agree to the plans.

The plots of land earmarked for sale are:

Church Lane, Birstall, currently small grass land with trees;

Cliffewood Rise, Clayton West, currently grass land with trees at the end of a cul de sac;

North Road, Ravensthorpe, open grass land between existing houses;

Battye Street, Dewsbury, open grass land between existing houses;

North and south of Leak Hall Crescent, Denby Dale, open grass land with trees at the end of a cul de sac and a second plot referred to on the council’s map as Denby Green which is a small patch of grass land.

Brewerton Lane, Staincliffe, vacant scrubland full of bushes and trees over an incline;

Manchester Road, Slaithwaite, currently used as a car park.

Four sites in Batley: Holland Street, Upper Road, Norfolk Street and Naylor Street, all are plots of grass land between houses.

Three sites in Newsome: Elm Street, Manor Street and Moss Street, all small plots of grass land and the latter a former garage site.

Two sites in Heckmondwike: Upper George Street and Brighton Street, the former open grass land with some trees and the latter a former garage site.

Oastler Street in Dewsbury, currently scrub land.

Cliffe Road, Shepley, currently a field on an incline.

Halifax Road Liversedge, a small plot of grass land bounded by houses and a restaurant.

A Cabinet report adds: “It is the intention to principally target small and medium local house builders and developers but this will be open to everyone.

“An anticipated potential capital receipt for a typical plot of land to house a single plot could be in the region of £20-30k; a double plot could be in the region of £35-50k and a large detached plot could be in the region of £60k+.”

Kirklees says, however, that it could cost up to £7,000 to prepare each site for sale, with officer time, legal issues and even planning costs factored in.

A decision will be taken by Cabinet on Tuesday.
