What's in a name?

An awful lot it seems when it comes to the same name but a totally different postcode.

For the price of one home in Eldon Road, west London, you could buy virtually half of Eldon Road in Marsh, Huddersfield.

A new survey has revealed the huge gulf in property prices across the country.

Since 2000, 16 properties have been sold in Eldon Road, London W8. a short walk from Hyde Park, for an average of £4.17m each.

The street is just off Kensington High Street and described by estate agents as “one of Kensington’s most sought-after streets”.

One house is currently on the market for a cool £7.5m.

On its twin site just off Westbourne Road in Huddersfield, there have been 77 sales at an average of £75,651 over the same time period. The street is said to be a popular residential area, close to Huddersfield town centre and convenient for the M62.

Most of the houses there are terraced properties.

The price gap means that for the average price of one Eldon Road address in London, you could buy 55 in the terraced street in Marsh.

The Royal Mail lists 111 properties on the street, therefore for those prices you would be able to buy about half the street.

About a mile away from London’s Eldon Road is Vicarage Gardens, just a stone’s throw from the Duke and Duchess of Cambridge in Kensington Palace.

Nine properties have been sold here for an average of £3.58m since the year 2000.

For that money you could buy the equivalent of 19 houses in Vicarage Gardens, a recent development in Newsome.

But the snag is that’s a more exclusive development . Homes have selling for £188,283 but there are only six on the site, built in the grounds of the former Newsome Vicarage.

The house price data comes from the Land Registry.
