If you’re looking for the perfect family house in the Holme Valley, then this detached modern property at Cinderhills ticks all the right boxes.

Home owners Tom and Sally Battye have lived at the house at Vicarage Meadows since it was built in 2002 and say it really has fulfilled all their requirements, both before having their children Miles, nine, and Nate, five, and certainly after having a family.

Sally said: “We lived in an old cottage before moving here to Cinderhills and this house has been so much easier to run and maintain.

“It’s a lovely warm house and it has been great for the children with a good sized back garden and spacious bedrooms. The house is in a cul-de-sac so ideal for children to play out and ride their bikes in safety.’’

The house sits in a small development of similar houses and bungalows, which includes the modern vicarage for Hepworth and Holmfirth, hence the name of the cul-de-sac.

Now however the family are hoping to move to another house, still within the Holme Valley.

“We’re only moving because we have seen another house we really love. It is a bit larger and is a chance for us to move onwards and upwards’’ said Sally.

Their current home is located just outside the Holmfirth in a quiet area with views over Scholes and Underbank. In just a few minutes you can walk into Holmfirth via South Lane and the house is ideal for access to local junior and high schools.

Downstairs the house is surprisingly spacious with a good sized modern dining kitchen with integral appliances, a large lounge with bay window and feature fireplace. A separate dining room leads through into a conservatory, which overlooks the back garden.

The downstairs also benefits from a utility room and cloakroom, along with an integral garage, which as an automatic door.

Upstairs the house has four really good sized bedrooms, one of which is currently being used as an office.

The master bedroom has a modern en-suite with shower enclosure and there is a house bathroom with bath, shower enclosure and Amtico flooring.

Outside at the front the house looks onto open fields and has garden, parking for two cars, driveway and a single garage. At the back Tom and Sally have created a lovely, fully enclosed and low maintenance garden which has a lawned area and patios.

Sally, who works in social housing, and Tom, who works for Currys PC World, say they couldn’t have wished for a better family home.

“It really has been ideal for us and we have loved living here. I hope the next people love it as much as we have. It is a very light and spacious home with the sun at the front in the morning and then on the back garden for the rest of the day. It is very quiet and peaceful all the time and ideal for a growing family,’’ said Sally.

The property is being marketed by Cornerstone estate agents 01484 688647.
