The start of 2015 is all set to bring major changes for Ian and Linda Wiggins of Upper Cumberworth as they leave their much-loved property and look for a new home in Leeds.

Their home in Hollybank Avenue was originally a three-bedroomed detached house but following an extension, much of which was completed by Ian himself, it is now a fabulous four-bedroomed family home with the ‘wow factor’.

The house was built in the 1970s and Ian has lived there since 1982. Several years ago the extension was added, along with a new roof, and this created extra accommodation both upstairs and downstairs.

Linda said: “I have lived here with Ian about 10 years and this extension really has made all the difference. Downstairs the extension allowed us to create a sun lounge/dining room with doors out into the garden. It meant we could make the kitchen bigger and we also made a utility area at the back of the double garage, complete with Belfast sink and plenty of cupboard space.

“Upstairs the extension has created a fabulous master bedroom with large en-suite.’’

A move to Leeds, so they can be nearer their family and new grandson, will mean Linda can be closer to her work at ITV2 as a programme scheduler. Ian works as a kitchen fitter so is the ideal candidate to carry out any necessary work on a new property.

“It’s been great living here in Upper Cumberworth, close to the local shop/Post Office, good schools, countryside and walks in nearby woods – great if you have dogs,’’ said Linda.

“However circumstances change and we are now searching for a new property in the Leeds area.’’

Ian and Linda’s home is situated in the heart of Upper Cumberworth and offers semi-rural living alongside local amenities.

Downstairs the accommodation offers flexible living with a spacious hallway and lounge with a bay-window, limestone fireplace and feature archway.

Also on this level is a hi-spec kitchen/diner with oak units, granite worktops and doors out into the back garden. There is also a downstairs cloakroom and the new dining/family room which is a very useful space and great for a growing family.

Upstairs there are four good sized bedrooms and a house bathroom with a P-shaped bath with shower over. The master bedroom, which has views across open countryside, has fitted wardrobes and a large contemporary en-suite with double shower.

The fourth bedroom is currently set up as an office but still has room for a bed.

Outside, the house has a spacious driveway and a selection of plants and shrubs. The garage door is electrically operated.

To the rear of the property, there is a secure fenced low maintenance garden with some decking on various levels and plenty of room for sitting out and entertaining.

This is an excellent family home with versatile space, plenty of storage and easy access to local amenities, countryside and the M1 via Denby Dale. It’s well worth a look if you like the Upper Cumberworth area and fancy a move in 2015.

The property is being marketed by W H Brown estate agents 01484 687818.

PRICE: Offers around £300,000.
