Sitting on the very edge of the Holme Valley is this former farm, which now offers a stunning combination of old and new.

Lower Maythorne Farm, which is just a short drive from Holmfirth, is situated in Lower Maythorne Lane and dates back to 1650 in parts.

The property has been converted into one house from three cottages and present owners, Simon and Rowena Edwards, have furnished it in a contemporary style.

Although the couple love the house, they want to downsize and possibly buy a property in Italy, while keeping a small house as a bolthole in the Holme Valley.

Simon said: “There is a date stone in the barn next door, which indicates that Lower Maythorne Farm originates from 1650.

“ This was a rural working farm and then it was renovated. We moved in 14 years ago before the renovations were complete so we could finish it ourselves to our style.

“Despite the date 1650, there is a fireplace in what is now the dining room, which we have been told is of Tudor style that predates this.’’

As well as this fireplace, the property is full of original features, which all add character to the house and include beams, flagged floors, exposed stone, mullion windows and much more.

The oldest part of the house is Grade 11 listed.

Although the property is in a very rural position near Crow Edge and Hepworth, the couple do have some neighbours so never feel too remote or isolated.

As you walk through the downstairs of the property, it is quite easy to imagine how the property would have been divided into three cottages. The oldest section with flag floor, beams and mullion windows is now the formal dining room and an adjoining smaller room is set up as a study/family room with access into the garden and views out over the countryside.

Next to this is the elegant main sitting room, which includes a window seat from which to enjoy the view, beams, stone lintels and a stone fireplace.

At the other end of the property is the farmhouse style dining kitchen with doors into the garden, a double Belfast sink, integrated appliances, a range cooker and island unit with granite work surface.

Also on this floor is an impressive entrance, downstairs lavatory and snug area – a versatile room full of character.

Upstairs the house has four double bedrooms and a contemporary house bathroom with a modern roll-top bath and shower/steam room.

The master bedroom is in the oldest part of the house and benefits from its own dressing room, with a range of wardrobes, and a contemporary en-suite with double shower.

At the other end of the house is a guest suite with double bedroom and its own en-suite. The other two bedrooms are served by the house bathroom and are very spacious.

Outside there is a double garage, old stable block, large driveway with electric-gates and garden to front and rear.

The back garden, which was literally a field when Simon and Rowena moved in, has been beautifully landscaped and now offers lawned and various sitting areas including a very unusual raised tree patio. Constructed from steel, it is positioned in the trees and offers a great view.

Rowena said: “This is a great party house as visitors can spill out into the garden and enjoy the spectacular view.’’

This is a stunning property which would suit a growing family and/or anyone who owns horses. Altogether the house, gardens and land totals six acres.

Though set in a rural location it is only a short drive to Holmfirth and not far from the M1.

The property is being marketed by Yorkshire’s Finest estate agents 01484 689880.
