A PLOT of development land in Cleckheaton sold for more than double its guide price at a property auction.

The land off Bridon Way close to Bradford Road and Cleckheaton town centre reached £101,000 off a guide price of £50,000 plus at the auction organised by property agent Eddisons.

The site, which was offered on the instructions of Barratt Homes, has planning consent for the erection of 11 houses.

Tony Webber (pictured), of Eddisons, said: ‘The fact that planning consent is already in place certainly makes the site more attractive. This was reflected in the level of interest which in turn drove the price up.”

Other highlights included a vacant commercial property in Dewsbury town centre which sold for £125,000. The Market House on Church Street is a two-storey former office premises and had been offered on the instructions of the LPA receivers at a guide price of £90,000 to 100,000.

Buyers at the two-day sale held in Leeds and Manchester snapped up 83 of the 116 lots offered to generate total proceeds of £5.7m.

Mr Webber said: “This was our best auction of the year so far. There was strong bidding on the majority of lots as buyers reacted favourably to the realistic pricing.

“Prices have fallen steadily throughout the year and have now reached a level where buyers feel that there is real value to be had, without the need for significant external funding.”

The final two-day sale of the year takes place at 2.30pm on December 7 at The Fairways Lodge and Leisure Club, Prestwich, Manchester, and at noon on December 9 at Leeds United Football Club, Elland Road, Leeds.
