A HOUSE builder is seeking a third alteration to planning consent for a new 147-house estate.

Persimmon Homes were given approval for the Brighouse Road site in Hipperholme last July.

Work started earlier this year and the developer has sought to amend the planning approval three times since.

In May Calderdale councillors rejected consent for Persimmon Homes to delay major highway improvements.

They had wanted to delay it until the 100th house was built, but later reduced it to the 40th house after the council’s Highways team objected.

Last week Calderdale councillors rejected a plan to site a sub-station in a location that would be overbearing to neighbours of the housing estate.

Now the developer has returned to seek another variation on the highway improvements issue.

A planning application shows they want to defer it to before occupation of the 15th dwelling.

Ward member Clr David Kirton said: “I am slightly disappointed but I won’t object to this.

“They want to delay it until the 15th property is occupied and I’ve spoken to council officers and they’ve told me 35 have been sold and many of them want to move in before September because they’ve got school places, which I don’t want to jeopardise.”

He said his two ward colleagues, Graham Hall and Colin Raistrick, supported him.

Among the improvements are traffic calming measures on Spout House Lane at St Giles Road and footpath improvements.

A letter, submitted by Persimmon development planner Paul Thornton, says there is “some certainty now that only 15 dwellings will need to be occupied prior to the completion of the works”.

He added there was “significant risk” to the sales agreed if the timings were pushed back.

It adds: “Economic considerations and the focus for this country to have dwellings built and sold to resolve the current housing and economic crisis is now a key consideration for planning authorities.”

The proposal is open to public comments via Calderdale Council and it will still go before the planning committee for consideration.
