But anyone thinking of buying the former groundsman’s cottage in Edgerton Cemetery will need top level DIY skills or a large cheque book.

The three-bedroom lodge on Blacker Road, Birkby, was due to be sold at auction in September but was withdrawn for “technical reasons” by owners Kirkless Council at the time.

Now it has again been listed and will now be auctioned from 7.30pm on February 26 at Cedar Court Hotel, Ainley Top.

The period stone property which is valued at between £75,000 and £95,000 is dated and requires a full course of renovation of its accommodation which stretches over two levels.

Edgerton Cemetery dates from 1825.

A planning application has been submitted to demolish a section of wall to the front and create a private driveway and parking area to the left hand side of the property.

Last year when the Examiner previewed the sale, Steve Molloy, a partner with Halifax estate agents Walker Singleton said although there had been a reasonable amount of interest it was hard to predict the outcome as “it’s such a quirky building.”
