COWBOY builders have been ‘at work’ in West Yorkshire.

The county’s Trading Standards has warned of the misery caused by the builders who disappear or fail to satisfactorily complete building projects, leaving homeowners thousands of pounds out of pocket.

In some recent cases reported to trading standards, the standard of work carried has been so poor the householder has had no option other than to pay for its removal and to start again.

Recent cases include:

A £3,500 deposit taken for work which was never started.

A householder who paid £20,000 for the construction of a dormer bedroom and roof renovation work. Not only was the work shoddy and unsafe, the builder’s failure to obtain planning permission resulted in an enforcement order for removal of the dormer.

A £14,000 conservatory constructed on wooden foundations over a public sewer and therefore in danger of demolition if the authorities required access to it.

Trading Standards Officers’ enquiries are continuing into these cases.

West Yorkshire Trading Standards say people who are contemplating building work at their homes are urged to find reputable traders by asking for and checking written references and contacting reputable trade organisations. Also check with trade organisations whose members offer insurance-backed guarantees.

Chief Officer of West Yorkshire Trading Standards Service Graham Hebblethwaite said: ‘My advice to homeowners wanting to invest substantial sums in home improvements is to choose builders very carefully.

“They should also insist on written contracts detailing works to be carried out. Substantial advance cash payments should be avoided and professional advice should be sought where appropriate.”
